Resumo: The urban space, stage for social reproduction and development of society, has been produced by the practices of the real estate market, which intensified its activities in historical moments that demanded actions to heat up the economy in the face of crises, and, as a result, there was an approximation between the real estate market and the financial market. From that moment on, the transformation in the urban morphology of Brazilian cities has been accentuated and new dynamics have emerged in the production of urban space, the real estate market in producing it has driven the occupation in areas not yet consolidated either within the urban network, or on the bangs of the city, the latter attracts due to the large dimensions of the land and the low value added to the land because it is close to rural land. Only the axis of the Helder Cândia highway, which is within the urban perimeter of Cuiabá, has eleven developments, and the axis of the Emanuel Pinheiro highway has twelve, each containing its own specificity and differential, configuring the developments as condominiums and closed lots. During the research, questions about the real estate market and its production in urban space are approached in an interdisciplinary way, relating authors of geography and urbanism to the reality of Cuiabá, themes such as fragmentation and socio-spatial segregation are also approached, as well as the consequences of the approximation between capital and the real estate sector and why it occurs if we have the social function of the city instituted through the Federal Constitution of 1988, these discussions ground the work and approach the role of the dissertation by putting into discussion the production of urban space by the real estate market.
