This study investigates the real estate market of gated communities in the Metropolitan Region of Goiânia, and its relation with the public policy, aswell its current strategy. In this study, it was possible understand that the market of this real estate developments has opted by the installation of gated communities in the others counties of the metropolitan region, for example Senador Canedo. Due to stocks of available areas and due more fragile urban norms presents in the neighboring municipalities. It is also evidenced that there is greater speculation in municipalities that are in regions close to urban equipment in the capital. Were analysed some instruments of urban policy, in the specific case of Master Plans, that in part contributed for the deepening of the socio-spatial inequality and for the urban fragmentation. It was possible to identify a clear regional disparity, which contributes for the economic centralization of the metropolitan region in Goiânia. This study counted with a study of case of a incorporator, that currently has sixteen gated communities in the metropolitan region,. The methodologyes employed in this study were study of case, theoretical reference, documentary research analysis of secondary data and visit. |
