Resumo: Several segments of society are, nowadays, worried about keeping alive the history of our cities. This work presents a case study about Olavo Bilac State Institute of Education, in Santa Maria, RS, Brazil, in order to show its current situation, through an analysis of the outer facades of two buildings which are part of the main complex built in the early twentieth century. We started with a bibliographic review which exposes a view about education in Brazil and in Rio Grande do Sul, In addition, we contextualized the Institutes of Education inside the State, emphasizing their history and architectonic characteristics. We also presented decisive items to understand the further steps of the research, such as pathological manifestations and degradation factors in relevant historical buildings. Therefore, such data are part of the case study which provided an overall view about the buildings, as well as allowed the achievement of an investigation about the causes of these damages. The results showed that a great part of the facades is endangered with some pathology, or the ones which are not visibly endangered are an alert to the bilaquian population and Santa Maria s society to put this property, which is under governmental trust, at risk. Finally, with the data obtained through the survey and mapping of the existing pathologies or damages, we propose a preservation plan for future actions which can use this material as a support for the interventions, with high or low significance.
