Resumo: The life cycle of a Real Estate projects has in the post-construction stages its largest phase, highlighting the stage of use, operation, and maintenance of the built environment. Particularly in commercial projects, this phase is critical for the business results. Commercial projects built for rental and designed to performance assurance in both use and maintenance fall into the modality called build to suit. The present study aims to understand and describe the user requirements (user needs) definition process with a focus on ensuring building performance attributes in commercial projects, highlighting the build to suit modality. The study intended to verify, through exploratory case studies, the most important issues in the user requirements definition process that directly influence the project results and how it relates to the project business case and design process. Trough the performed study, it was possible to define the studied BTS implementation process, the requirements definition process, the design process, the level of compliance of those processes with the conceptual framework reviewed and how it relates to the project business case. As a result of the analysis, guidelines for requirements definition process are suggested, based on the projects studied, as well as the conceptual framework reviewed.
