Resumo: | Use efficient processes for facility management, improve spatial, human, economic and environmental performance while lowering the operation and maintenance costs and energy expenditure over a facility's years. Since much information is generated by a building during its life cycle, for an effective management the data must be stored and readily accessible. In this scenario, an innovation of the Building Information Modeling (BIM) technology, by simulating the design of the building in a virtual environment, allows the multidisciplinarity of geometric and non-geometric information in the same model. However, in order to integrate information from the model to the complex information flows of an organization, other technologies that support a data insertion not possible by BIM platform are required, functioning as a central repository data. Thus, the objective of this research is to study the capabilities of the BIM platform integrated to the processes of Facilities Management based on a simulation and computational modeling, using as a case study an existing building in the UFES campus, and to present preliminary guidelines and recommendations for the implementation of platforms throughout the university. To do so were used the BIM Revit® tool for modeling the building as-built BIM and the facility management software ARCHIBUS® as the central repository data. The integration between the software was tested through simulations of scenarios and daily activities of the University spaces and assets management based on the chosen building. From the results and lessons learned in the simulations, preliminary guidelines and recommendations are proposed for the expansion of implementation for the whole University. The experiments demonstrated the potential of technology integration, and have proved that this interface can support planning and decision making in the facilities management processes of a university. |
