Condominiarização urbana: uma análise da segregação residencial da classe de alta renda, no litoral norte de Maceió/AL

Resumo: This master’s dissertation analyzes the auto segregation of social class of high income, from a study of closed horizontal condominiums in Maceió / AL. The overall objective was to seek from empirical evidence the origin and progress of this standard residential model for the city, including the process of “condominiarização” and its relationship with auto segregation the high-income class, which we believe is the result of capitalist production logic housing, promoting a segmented logic of this market. It is in this sense that we question how the production of these gated communities help promote other segregativos processes, that is, on the one hand you have the promotion of auto segregation processes for high-income population, on the other hand, it appears the its opposite, the segregation of low-income population. Contradictory processes, but the dynamics of capitalist production and strengthens the city engenders. Closed horizontal condominiums constitute a new trend of increasingly present housing in cities. In the case of Maceió / AL, the relevance of the research is in order to make an analysis of this process and its relationship with the spatial configuration resulting from socio-economic and urban structure of the city. For this analysis, a survey, mapping and characterization of closed horizontal condominiums and identified 3 featured a high standard study area of this research was conducted (The North Coast of Maceió), located on the axis of urban expansion and real estate values in the city. Thus, the methodological process that enabled this study consisted of literature on the theme discussed, research in public institutions (City Hall, IBGE), field research was the application of a questionnaire in such ventures with residents, use of geoprocessing techniques in the production of thematic maps and photographic record. Thus, it is concluded that the production of these closed horizontal condominiums was effective in neighborhoods with a clear socioeconomic heterogeneity, and the introduction of these new housing standards has produced a rapprochement between socioeconomic classes and a reduction in the degree of interaction between these groups, reinforcing so residential segregation.
