Resumo: The State of Santa Catarina presented average price valuation of the lands of 12.2% for the period from 2002 to 2010, the elevation of prices of agricultural land, in previous decades, were associated with the uncontrolled inflation and was one of the factors that caused high prices of agricultural products. This dissertation aims to analyze the main determinants of agricultural land price in the municipalities of the State of Santa Catarina for the period 2006 to 2011 as well, check the effects of spatiality on the behavior of the land price in the State, the formation of asset price formulated by Keynes. For such a purpose, a literature review of Brazilian and international writers referring to the price of agricultural land: the presentation of the panorama of the Santa Catarina economy, rural tourism, the land price in Santa Catarina, the agricultural variables and spatial Econometrics approach. The results of this dissertation consists in the regression model, being possible to realize that the most important variables for SAR and without were the gross value of production, which was significant only in 2006, equity valuation and liquidity variables: productivity of maize, corn harvested area and smoke only productivity for 2011, with R2 = 53.64. For the regressions of the SDM models and SDEM, most important variables were: the unbalanced financing territorial tax spatially and spatially delay, both only in the year 2006; and productivity of maize, asset valuation; the productivity of both investment and smoke only in 2011. The almost-income influenced the land price only in the year 2006 and has little influence in 2011. Averígua that other non-agricultural variables are required to explain the price of agricultural land in Santa Catarina because the template had no strong adhesiveness. Other variables should be included in the analysis, such as: rural tourism, proximity of ports, service interface and GDP (gross domestic product), proximity to town where the GDP was high and economic characteristics of the region.
