The influence of the bourgeoisie, especially with regard to financial and real estate capital, in state actions, are a determining factor in the imbalances of a city. These influences are capable of determining how the city will use its spaces to meet all the demands and economic interests, therefore, the objective of the research was to identify historically, how the city of São Paulo made use of spaces at the time of economic transition - Coffee industry - capitalist industry - in the growth of the city and in investments in urban infrastructure. The Ipiranga neighborhood known for the place where the "Grito de Independência" was proclaimed, brings in its history the intense socioeconomic transitions, occupation and revaluation of the soil, both at the time of industrial expansion and in the significant growth of the real estate market, when compared to the indicators of the Decades. The research identified that the spaces used by old factories of the twentieth century were transformed into condominiums of vertical housing, with the premise of serving a portion of the population with a high average income, thus neglecting any indicator that indicates the housing deficit for the population Of low income. Therefore, it was possible to observe the gentrificative aspects in the neighborhood, with a strong tendency to increase in the next years, considering mainly the fact that, in the neighborhood there is a great investment in what most attracts the people interested in acquiring a new property - urban transport of quality - And in the city of São Paulo, the subway brings a differential and plays a significant role in the real estate investment, carrying with it all the transformations of use and occupation of the city's spaces. Thus, surveys were carried out with residents of the neighborhood and social indicators and bibliography were used that could help in understanding the socioeconomic phenomena and the factors that promote gentrification |
