The fuzzy logic is a tool suitable for dealing with uncertain variables and it can contribute considerably with the techniques currently used in property valuation given that, due to some factors such as changes of buyers and sellers of a property to another, the variables that define the value are difficult to be modeled. In this context, the aim of this work is to test, seeking improvements, the use of fuzzy logic as an alternative for the assessment of real estate and generation of PGV, proposing a new method for modeling the real estate market, different from traditional methods. The methodological proposal was to investigate the use of fuzzy logic to generate models for real estate appraisal and for that, linear regression models were estimated, following the conventional method, to the inference of value in order to compare the results given by fuzzy modeling with the best linear regression model. The comparison, between the results, showed that the use of fuzzy logic is satisfactory and the linear regression method can be replaced or the two methods can be complementary. Knowing that the real estate appraisal is the main step in the generation of a Generic Values of Plant, it was presented a method for PGV's cartographic representation from a surface model in order to provide a better cartographic presentation for the PGVs and a fairer approximation to the real value of the property. |
