Resumo: This work aims to understand the impacts of urban expansion taking place in the city of Uberlândia (MG), the result of its inclusion in the national and world economy, which resulted in a major transformation in its central zone and the search for new areas for real estate expansion. For such an analysis of the dynamics of spaces of consumption and leisure Neighborhood Center, part of its Peripheral Zone and the city is conducted. The hypothesis of the research is to verify if the emergence of a new centrality in the south of the city is a trigger for a process of abandonment and degradation of city center district of Uberlândia, both from the point of view of its residential and commercial use factor, such as verified in large Brazilian cities in recent decades. The method of work was to conduct a survey of the use and occupation of land and subsequently identifying the commercial structure of the entire study area, identifying the current situation neighborhood by neighborhood, followed by a detailed analysis of each sector and a proposal for improving urban environmental quality and the Neighborhood Center.
