Resumo: Pathologies have always been part of the middle of the construction and are presented in various aspects such as cracks, fissures, moisture, stains, detachments, among others. Its appearance is due to project flaws, construction and maintenance, creating unhealthy environments, unpleasant aesthetics and often with dubious structural safety. In addition, recovery generally has high costs. For this reason, it became important to the review of these conditions in the buildings of the Federal University of Santa Maria, as they are frequented by thousands of users daily and, therefore, should fulfill its function with good performance and ensure security for them. Case studies presented here sought to raise and identify the problems, their causes and types of intervention to be applied to recovery of the buildings. The work was conclusive that the building project phase is crucial for the definition of the conditions. Complete technical projects and integrated, as well as detailing and appropriate specifications combined with an execution quality management system is fundamental to avoid the presence of constructive pathologies.
