Resumo: | This thesis defends that financial practices, based on the urban real estate and land market, were performed in Brazil yet at the beginning of the 20th century, and, for this reason, they do not represent a novelty in our historical present. Besides this, the thesis presents that the market in which these practices were performed was present not only in the large cities but also in those cities with a peripheric modernization-urbanization, such as in the city where the research was performed: Parahyba. The building loans and the mutual societies that organized it constitute the central axis of the analysis of these financial practices and of how these practices affected the relationship among the production of space, the land accumulation, and the mobilization of the richness. The focus on the last three decades of the First Republic (1910-1930) is due to the intensity of the propaganda and diffusion of the building loan in the period. This work analyzes the dynamic of the organization of this credit form and the activity of the societies, which were studied from the analysis of documents, such as journals, yearbooks, relations, and laws of that time. These sources dealt with the city, the financial capitals, balance sheets, and advertisements of the building loan societies. The analysis of this dynamic started from the city of Parahyba displays, based on the organization of this credit form, the inseparability between the production of the urban space of the large urban centers, and the production of the urban space of the peripheric cities, due to the interdependency of the accumulation processes performed. Besides, the research analyzes not just the production of a city as a business, but also the production of a city as such, due to its mobilization of capitals, through government bonds, mortgage-backed promissory notes, and loans of interests. The announcements of the building loans of the city of Parahyba display how the incorporation of the peripheric spaces was (and still is) crucial for the expansion of the accumulated capital. However, what did the periphery offer? The answer is savings, excesses of values that yet had been produced through the fixation of the capital through public services and infrastructures, and the possibility to anticipate a value. The advantages derived from the role assumed by the state with the government debts and the protection offered to the local mercantile capital. In the end, is dealt with the incompleteness in the process of modernization and performance of the building loans in the city of Parahyba and the relationship of this incompleteness with the production of the urban space that occurred over and above this city. |
