Resumo: | There is an urgent need for the civil construction market to focus on meeting the requirements of users so that buildings fulfill the purpose for which they were constructed. There is a particular challenge in meeting these requirements and managing the lifespan of popular standard buildings constructed in Brazil, where there is a high incidence of construction pathologies, and where users have limited resources for adequate technical oversight of operation, use, and maintenance during the post-occupation period. The main objective of this study was to propose a user manual model that would provide technical support for a more adequate management of this type of building. To achieve this, the study evaluates the performance of these buildings, identifying the types of failures observed and the construction subsystems most frequently affected. To fulfill the proposed objectives, the study used data provided by construction and development companies regarding failure events, identified as technical assistance notes during the post-occupation period in condominiums occupied for more than six months, and conducted an analysis of the risk of occurrence of pathologies or dysfunctions in the various construction subsystems of these buildings. The initial investigation of the study identified that failures presenting critical risk are related to the hydrosanitary installation system and the waterproofing of the buildings. With the support of the analysis performed, the study proceeded to develop a specific user manual model for the systems identified as critical, which could become a useful tool for condominiums and construction companies to operate more effectively in managing the lifespan of these buildings. |
