Resumo: | The real estate appreciation in Glória neighborhood, in Vila Velha/ES, and the resulting socio-spatial developments, phenomena on which this research is addressed, were revealed from the 1980s with the settlement of micro and small clothing industries and, mainly, with trade development, turning a part of the neighborhood, then eminently residential, into a secondary trading center. The real estate appreciation in Glória, expressed through prices of real estate products, was stimulated by new uses/functions of space, which enabled the development of the real estate market in the neighborhood. This process of appreciation, however, did not only result from the industrial and commercial functions that the neighborhood started to house, but it was a product of the initiative of local inhabitants, active traders, and external real estate investors - capitalists without previous relationships with the neighborhood - which perceived the settlement of production and commercial activity as an opportunity to get incomes, especially with the rental of properties. The set of changes in the forms and functions of the area studied was named the socio-spatial reconfiguration. Added to these categories of geographical method - form and function -, the analysis also considered others - structure and process - because as Milton Santos (1985) supports, they are disjunctive terms, but associated and, therefore, must be studied concurrently and seen as they interact to create and mold space over time. The (re)production of space in Glória, since the indicated period, was dominated by interests of industrial capital, commercial and real estate which, although being unpretentious capital, turned a neighborhood predominantly residential into one of the most valued commercial areas of the city of Vila Velha, taking simple residential forms for commercial and industrial use and/or causing the construction of new forms. The real estate appreciation emerged and grew in the first two decades, the 1980s and the 1990s, reaching to high prices in the municipal context and reaching to, at the beginning of this century, an appreciation limit. The fact that the horizontal and vertical physical size of the area be reduced is characteristic of the type of functional framework of commercial centers, in this case a commercial sub-center, indicating a limitation of its performance in the intra-urban scale with demonstration in real estate. The understanding of the city, the neighborhood and its urbanization was, for this work, a key resource for understanding the logic of real estate appreciation, since the study of real estate production cannot do without the understanding of the productive process of the construction, nor urbanization. |
