Resumo: Performance of buildings directly influences the user satisfaction with their dwelling. Deficiency in building performance is observed by the user dissatisfaction and by measurements that prove the difference between the expected performance and the measured in a building during its operation. Due to this, this work aims at the formulation of a group decision model for selection of a wall constructive system of residential buildings. Focusing on encouraging innovation in the construction industry and the use of new technologies, systems for external walls will be studied to compare the use of prefabricated systems with traditional ones. For model formulation, the main evaluation criteria were studied, and characteristic data of the systems studied was obtained by visits to companies. Determination of criteria relative importance and indifference and preference limits were obtained by interviews with building directors and comfort experts. The model was performed using the multicriteria decision-making. Normalized weights were obtained using the “pack of cards” and the individual and aggregated preferences with ELECTRE III and ELECTRE IV methods using ELECTRE III/IV software. As results, a wall system ordering model was obtained considering the user comfort and business profitability. Model validation showed that the most cost-effective alternative for use in external walls is prefabricated masonry panel.
