No entanto, a manutenção é frequentemente casuística e meramente reativa, não obstante os mais recentes desenvolvimentos científicos neste domínio. É conhecida a influência da gestão dos condomínios e dos seus orçamentos anuais no processo de decisão sobre as ações de manutenção, quer preventivas, quer reativas. Por tal, torna-se pertinente a elaboração de ferramentas, umas que ajudem à leitura das patologias/anomalias e à correlação entre estas e o edifício, e algumas outras que possam consolidar o legado técnico, na compreensão da importância da manutenção, na qualidade e durabilidade dos edifícios.O contributo mais importante do trabalho consiste na avaliação, de uma forma holística, das patologias/anomalias que podiam ter sido evitadas em fase de projeto, na perspetiva de realização de questões de apoio, e da correlação entre dados da caracterização geral, das patologias/anomalias e custos associados aos condomínios. E ainda das patologias/anomalias que podiam ter sido evitadas através da manutenção periódica dos edifícios. Neste enquadramento, esta dissertação versa-se na realização de uma caracterização construtiva de 100 condomínios residenciais situados na malha urbana da delimitação concelhia de Águeda, Aveiro, Ílhavo e Vagos, com idades que variam entre os 5 e os 40 anos, na caracterização das patologias/anomalias resultantes de ações de reclamações por parte dos condóminos e no estudo, em 71 desses condomínios, de custos associados a estes e de algumas reações de carácter relevante dos condóminos perante a administração. Para tal, teve-se em conta toda a revisão da literatura associada à gestão de condomínios, à gestão da manutenção, à manutenção integrada, à manutenção comparada com a reabilitação e às patologias/anomalias mais frequentes em edifícios recentes, efetuando-se uma análise crítica dos resultados obtidos no caso de estudo. O trabalho conclui-se com a apresentação dos resultados da caracterização construtiva dos edifícios dos condomínios estudados, da caracterização das patologias/anomalias resultantes das diversas reclamações dos condóminos, dos custos associados e da correlação entre os respetivos dados, permitindo a discussão sobre a importância da manutenção na qualidade e durabilidade dos edifícios, bem como de algumas patologias que poderiam ter sido evitadas na fase de projeto.The performance and durability of buildings are both closely related to the maintenance of those buildings. Despite what the most recent scientific developments have shown in this area, the fact is that the maintenance of buildings is something frequently atomistic and merely reactive. The influence exerted both by the management of condominiums and by their annual budgets on the process of decision-making as far as preventive and reactive maintenance actions are concerned is well known. The creation of different tools is therefore of the utmost importance – tools that help not only identify and understand clearly pathologies/anomalies, but also establish the correlation between them and the building; and other tools that may lead to the consolidation of the technical legacy through the quality and durability of buildings, making people aware of the importance that maintenance work has.The most important contribution of this study lies in the holistic assessment of the pathologies/anomalies that could have been avoided during the project phase, aiming to develop a set of supporting questions, and to establish a correlation between the data from the general characterization, the pathologies/anomalies and the costs related to the condominiums, including the pathologies/anomalies that could have been prevented if the periodic maintenance work of those buildings had been done. In this context, this dissertation carries out a constructive characterization of 100 residential condominiums, ranging in age from 5 to 40 years old, located on the outskirts of the urban area of Águeda, Aveiro, Ílhavo e Vagos. It also characterizes the pathologies/anomalies that were complained about by condominium members. Furthermore, the costs related to 71 of those condominiums as well as some relevant reactions by condominium members towards the administration of the condominium are also presented here in detail. For that purpose, it was necessary to consider all the revised literature related to condominium management, maintenance management, integrated maintenance, maintenance compared to rehabilitation, as well as the literature related to the most frequent pathologies/anomalies found in new buildings. In the end, a critical analysis of the results obtained in this case study was carried out.
